Superintendent

Position Summary 
Provide day-to-day leadership and guidance for all project field construction activities.

 

Essential Duties and Responsibilities
Pre-Construction

  • Become familiar with all assigned project contract documents (including drawings, specifications, and Prime Contract requirements) and pro-actively analyze documents for errors, construction feasibility, value engineering opportunities, or inefficiencies

  • Attend periodic design and coordination meetings with Owner and Consultants and comment on plan review / analysis

  • During pre-construction develop project schedule and site logistics planning (truck routes, street use needs, hoisting requirements, etc.)

  • Participate in development of Qualifications and Assumptions for Prime Contract

  • Work with assigned Project Manager to set up site in preparation for construction activities (trailer / site office, temp services, fencing, Construction Management Plan, etc.)

  • Create labor projections for entire project duration
     

Construction

  • Work openly and collaboratively with the Project Manager to ensure clear understanding of budgets and material procurement requirement

  • Assist Project Manager in development of subcontracts by providing input on bidders reviewing all scopes

  • Conduct pre-construction meetings with each Subcontractor to ensure complete understanding of scope of work, schedule, and field coordination

  • Conduct site safety orientation meetings with all internal / external employees working on Project to ensure complete understanding of Compass site safety rules and requirements

  • Monitor, manage and update project schedule to ensure Subcontractor adherence to schedule requirements and, where possible, achieve time savings on project delivery

  • Update project schedule at regular intervals and as may be required by Compass Management and the Prime Contract. Also, every week prepare a 3-week look ahead schedule.

  • Quality assurance planning and quality control monitoring during the course of construction

  • Monitor and manage Subcontractor work flow and quality controls

  • Ensure all changes in scope due to RFI / ASI / CCD are implemented in field

  • Assist Project Manager in review of Subcontractor change order requests and monthly pay applications for accuracy of requested changes to scope and completed work

  • Draft RFIs for delivery to Owner / Consultants by Project Engineer (including review of RFI requests internally and from Subcontractors to ensure answers do not already exist in contract documents)

  • Maintain daily log of site activities, Subcontractor manpower, weather, issues, visitors, etc.

  • Monitor and manage in-house and Subcontractor site safety (including preparation of safety violation notices, coordination with 3rd party safety consultant, weekly meetings and walks, site safety programs (internal and Subcontractor), etc.)

 

Close-Out

  • Coordinate and implement Construction Punch program (including management of Asst. Superintendent / Labor Foreman for execution of program, monitoring of punch progress, maintenance of punch work records, etc.)

  • Assist Owner and Architect in review of building in preparation for final acceptance

  • Coordinate inventory and warehousing of all project tools and equipment, excess materials, temporary facilities (company owned)

  • Assist Project Manager in review of final subcontractor pay applications

  • Warranty work follow-up as required

 

Other Duties and Responsibilities

  • Work with all site staff to build trust and create a cohesive team environment

  • Understand, and ensure projects are run in accordance with, all Compass policies and procedures

  • Offer recommendations for special consultants as requested (surveyor, special inspector, testing lab, etc.)

  • Understand and interpret design drawings, specifications and blueprints

  • Support overall safety mission and goals of the Company

  • Enforce contractual responsibilities and resolve conflicts

  • Participate in periodic Client interviews

  • Develop and maintain key Subcontractor and Client relationships

  • Participate in new work acquisition through various marketing efforts (professional organizations, industry councils, etc.)

  • Maintain site cleanliness at all times

  • Other duties as assigned

 

Qualifications

  • 6+ years’ experience in Company product type (wood / metal stud framing, below-grade (earthwork / shoring / concrete), etc.)

  • Ability to manage multiple staff and project deliverables with precision, speed, and efficiency

  • Analytical and problem-solving skills with ability to make sound, informed decisions

  • Self-motivated with strong organizational skills and integrity

Senior Estimator

Position Summary

Compass is currently in search for a Sr. Estimator with potential for growth into our Chief Estimator. The ideal candidate is detail orientated and hardworking. You will be leading the charge in all Estimating efforts while working alongside a team of 4. You will be responsible for preparing accurate, timely budgets and bids as assigned, including conceptual, schematic, design development, and CD estimates. As a Senior Estimator, you will work closely with the Operations team and Senior Project Managers to ensure complete detailed scope and budgets.

 

Essential Duties & Responsibilities

  • Use Timberline software to create budgets and bids, as described in the Position Summary above

  • Create CSI and Uniformat budget formats, depending on the stage of the project

  • Use Bluebeam or OST for quantity take-offs

  • Create thorough bid recaps for subcontractor and supplier scopes of work

  • Properly analyze bids to ensure complete scope and avoid double-ups between trades

  • Develop detailed Clarifications and Assumptions that clarify scope and minimize our risk

  • Work with Operations staff to ensure that general conditions and general requirements items are adequately represented in estimates

  • Closely coordinate project hand-offs to Operations and maintain a clear audit trail to facilitate transfer of information to the field staff

  • Assist the Chief Estimator, upon request, with compilation of historical data and unit cost information

  • Create strong relationships with subcontractors, to enhance bid coverage and understand how we can support their efforts

  • Maintain a strong, supportive relationship with our clients, providing outstanding customer service

Other Duties & Responsibilities

  • Visit jobsites to increase knowledge of construction, as well as, to build rapport with field staff

  • Provide value engineering budget options that assist the client in meeting the budget

  • Support project field staff during course of construction

  • Support a continuous improvement philosophy by contributing innovative ways to become more efficient, accurate, and/or professional

  • Participate in Compass extra-curricular activities from time to time, to build rapport with co-workers and/or contribute to our community

  • Support overall safety mission and goals of the Company

Qualifications

  • Total of at least 8 years’ experience in an estimating/preconstruction role, including at least 3 years as a Senior Estimator

  • Bachelor’s degree in related field or equivalent experience

  • Ability to read, understand, and interpret contract documents, drawings, and specifications

  • Strong knowledge base in all divisions of mixed-use building components

  • Experience using takeoff software such as Bluebeam or OST

  • Experience using Timberline estimating software

  • Solid knowledge of local non-union subcontractor base in the mixed-use residential market

  • Knowledge of Seattle-area pricing

  • General knowledge of wood-framed structures

  • Self-motivated with strong organizational skills

  • Strong communication and interpersonal skills

  • Ability to organize and lead teams when requested by the Chief Estimator

Project Manager

Position Summary

                Provide day-to-day leadership and guidance for all project administration activities.

 

Essential Duties and Responsibilities

  • Pre-Construction

    • Prepare electronic filing system for use during course of Project

    • Become familiar with all assigned project contract documents (including drawings, specifications, and Prime Contract requirements) and pro-actively analyze documents for errors, construction feasibility, value engineering opportunities, coordination concerns (Arch / Structural / MEP / etc.), site constraints, scheduling concerns, and/or inefficiencies

    • Attend periodic design and coordination meetings with Owner and Consultants and comment on plan review / analysis

    • Work with Estimating team to develop preliminary, and subsequent evolutions, of Project budget

    • Work with Pre-Construction team to develop project schedule and site logistics planning (truck routes, street use needs, hoisting requirements, etc.)

    • Participate in development of Qualifications and Assumptions for Prime Contract

    • Work with assigned Project Superintendent to set up site in preparation for construction activities (trailer / site office, temp services, fencing, Construction Management Plan, etc.)

    • Establish all administrative tracking logs (Change Proposals, Change Orders, Submittals, RFI, Procurement, Buy-Out, Project contact list, etc.)

    • Work with Accounting team to provide all baseline Spectrum system requirements

    • Prepare subcontractor ‘bid packages’ for distribution to subcontractors (package to include draft Scope of Work and templates of various Subcontract Agreement documents)

 

  • Construction

    • Coordinate and manage all Project administrative functions including, but not limited to –

      • Buy-out (including preparation of subcontract / purchase order documents, scopes of work, solicitation of final bids in preparation for award, award recommendations to Owner as may be required, and delivery of final documents to subcontractors / vendors)

      • Cost projection preparation with ongoing review and maintenance to allow for regular review of cost vs. revenue status

      • Subcontractor change request review, approval, and document execution

      • Owner Change Proposal / Change Order / Construction Change Directive preparation, review, and execution

      • Monthly pay application preparation (including review / approval of subcontractor and vendor invoices, draft delivery for owner / bank inspector review, final execution and delivery by Accounting)

      • Insurance certificate procurement and tracking (including adherence to OCIP program requirements) in coordination with Accounting team compliance tracking

      • Requests for Information (RFI) development, review, delivery, and response distribution

      • Architects Supplemental Instructions (ASI) posting to as-builts, distribution to subcontractors, pricing compilation for CPR/OCO (if required)

      • Submittal / Shop Drawing receipt, review, delivery, and response distribution

    • Engage and train / mentor Project Engineer in execution of all Project Administration tasks outlined above

    • Ensure all field Project management staff review and comment on subcontract bidders and scopes of work

    • Coordinate and run weekly OAC meetings (includes ensuring minutes are taken, reviewed, and distributed)

    • Participate in pre-construction meetings with each Subcontractor to ensure complete understanding of scope of work, schedule, and field coordination

    • Ensure site safety orientation meetings with all internal / external employees working on Project are completed by Project Superintendent / Asst. Superintendent

    • Review project schedule at regular intervals with Project Superintendent and monitor to ensure Subcontractor adherence to schedule requirements

    • Participate in quality assurance planning and quality control monitoring during the course of construction

 

  • Close-Out

    • Coordinate preparation and delivery of all Close-Out data required by the Contract documents (Warranty, O & M Manuals, As-Built drawings, permit and inspection data, etc.)

    • Assist Project Superintendent in coordination and implementation of Construction Punch program

    • Assist Owner and Architect in review of building in preparation for final acceptance

    • Review and approve final subcontractor pay applications (including for retention) and coordinate with Accounting team on delivery of all final lien release documentation

    • Prepare and deliver final Project pay application (including for retention)

 

Other Duties and Responsibilities

Estimator

Position Summary –

Provide day to day assistance in the preparation of budget and bids as assigned. 

 

Essential Duties and Responsibilities –

  • Prepare complete and accurate quantity take-offs for assigned scopes

  • Create thorough analysis recaps for subcontractor and supplier scopes of work

  • Review scopes with subcontractors and suppliers on assigned projects

  • Work with Estimating Assistant to ensure adequate pricing coverage as needed

  • Work with Operations staff to ensure that general conditions and general requirements items are adequately represented in estimates

  • Analyze subcontractor and supplier budgets / bids to eliminate scope gaps and provide accurate pricing

  • Participate in development of Qualifications and Assumptions for Prime Contract

 

Other Duties and Responsibilities –

  • Visit jobsites to increase knowledge of construction, as well as, to build rapport with field staff

  • Support delivery of final contractual budget to project field staff

  • Support project field staff during course of construction

  • Understand and interpret design drawings, specifications and blueprints
