Position Summary 

Provide day-to-day leadership and guidance for all project field construction activities.

Essential Duties and Responsibilities 

  • Pre-Construction (when assigned) – Work with assigned Project Superintendent to assist in the following areas of the pre-construction process:
    • Become familiar with all assigned project contract documents (including drawings, specifications, and Prime Contract requirements) and pro-actively analyze documents for errors, construction feasibility, value engineering opportunities, or inefficiencies.
    • Attend periodic design and coordination meetings with Owner and Consultants and comment on plan review / analysis.
    • Work with Pre-Construction department to develop project schedule and site logistics planning: Truck routes, street use needs, hoisting requirements, etc.
    • Participate in development of Clarifications and Assumptions for Prime Contract.
    • Work with assigned Project Superintendent to set up site in preparation for construction activities: Trailer / site office, temp services, fencing, Construction Management Plan, etc.
  • Construction – Work with Project Superintendent to assist in the following areas:
    • Assist in development of subcontracts by providing input on bidders and scopes of work.
    • Conduct pre-construction meetings with each Subcontractor to ensure complete understanding of scope of work, schedule, and field coordination.
    • Conduct site safety orientation meetings with all internal / external employees working on Project to ensure complete understanding of Compass site safety rules and requirements.
    • Monitor and manage project schedule to ensure Subcontractor adherence to schedule requirements and, where possible, achieve time savings on project delivery.
    • Quality assurance planning and quality control monitoring during the course of construction
    • Monitor and manage Subcontractor work flow and quality controls.
    • Ensure all changes in scope due to RFI / ASI / CCD are implemented in field.
    • Assist in review of Subcontractor change order requests and monthly pay applications for accuracy of requested changes to scope and completed work.
    • Draft RFIs for delivery to Owner / Consultants by Project Engineer: Including review of RFI requests internally and from Subcontractors to ensure answers do not already exist in contract documents.
    • Maintain daily log of site activities, Subcontractor manpower, weather, issues, visitors, etc.
    • Monitor and manage in-house and Subcontractor site safety (including preparation of safety violation notices, coordination with 3rd party safety consultant, weekly meetings and walks, site safety programs (Internal and Subcontractor), etc.
    • Assist in the review of subcontractor submittals.
    • Support coordination with subcontractors to ensure their material procurement aligns with the project schedule.
    • Foster and sustain positive, collaborative relationships with owners, consultants, subcontractors, and members of the Compass team.
    • Demonstrate a commitment to safety by leading through example and contributing to the development of a strong, practical safety culture.
    • Possess a comprehensive understanding of the roles and responsibilities of team members under your supervision, including labor foremen, carpenters, and laborers.
    • Ensure that the management and discipline of team members under your supervision are conducted in a fair and equitable manner.
    • Commitment to becoming an integral part of the Compass family, prioritizing the success and well-being of both coworkers and subcontractors.
  • Close-Out – Work with Project Superintendent to assist in the following areas:
    • Coordinate and implement Construction Punch program (including management of Labor Foreman for execution of program, monitoring of punch progress, maintenance of punch work records, etc.)
    • Assist Owner and Architect in review of building in preparation for final acceptance.
    • Coordinate inventory and warehousing of all project tools and equipment, excess materials, temporary facilities (company owned).
    • Assist in review of all final subcontractor pay applications.
    • Warranty work follow-up as required.

Other Duties and Responsibilities 

  • Offer recommendations for special consultants as requested: Surveyor, special inspector, testing lab, etc.
  • Understand and interpret design drawings, specifications and blueprints.
  • Support overall safety mission and goals of the Company.
  • Enforce contractual responsibilities and resolve conflicts.
  • Participate in periodic Client interviews.
  • Develop and maintain key Subcontractor and Client relationships.
  • Able to utilize lessons learned and leverage them for continued improvement.
  • Seek innovative methods or technologies to improve and streamline processes.
  • Other Duties as assigned.

Qualifications 

  • 2+ years’ experience in Company product type (wood / metal stud framing, below-grade (earthwork / shoring / concrete), etc.)
  • OSHA 10 or 30, First aid, CPR and other Compass required certification. (Company paid training is available for these)
  • Ability to manage multiple staff and project deliverables with precision, speed, and efficiency.
  • Analytical and problem-solving skills with ability to make sound, informed decisions.
  • Strong communication and interpersonal skills.
  • Self-motivated with strong organizational skills and integrity.

Salary Range: $90,000 – $134, 000 – Depends on Experience (DOE)

Pre-Construction

  • Develop future work with new and existing Clients.
  • Primary contact point for client from preconstruction to completion.
  • Help client manage their team of consultants and track all pre-construction tasks and permits to help ensure timely commencement.
  • Provide early notice when delays affect planned start.
  • Drive/manage/track VE efforts.
  • Ensure Client’s project goals are clearly communicated to team to ensure cohesion between Pre-Construction and Construction.

Construction

  • Support and maintain a positive relationship with Owner.

Warranty

  • Ensure that the Project Manager (PM) has set up 1 year warranty walk.
  • Ensure that all open warranty items are closed out in a timely manner.

  • Work with project and general superintendent to oversee development of a construction plan that mitigates risk and prioritizes safety throughout the project.

Construction

  • Ensure that teams are getting safety certifications as needed.
  • Integrate safety manager in safety planning.
  • Provide oversight in site safety management and inspections.
  • Nurture culture of safety with project teams. 

Build it Durable

Pre-Construction

  • Review drawings and vet designs, products, and materials that may introduce durability issues later.
  • Ensure that budget considers durability as a value and avoid savings that bring long term risks and support logistics plans.
  • Oversee and manage PM to create a buyout plan and write scopes that improve durability
  • Work with Superintendents to create logistics plans (access, material handling, dry-out) that improve durability.
  • Create staffing plan for project.

Construction

  • Oversee and manage team to make sure QA/QC inspections are planned and carried out.

Warranty

  • Oversee and manage warranty needs and make sure they are closed out in a timely manner.

Budget Focused

Pre-Construction

  • In collaboration with the Chief Estimator, lead the preparation of pre-con deliverables until establishment of the final contract budget and Contract price.
  • Establish final GMP budget to financially manage all project risk and ensure full fee.
  • Work with estimating team to get project through all budget phases.
  • Ensure that Prime Contract C&A’s are tailored to project budget.
  • Work with PX to negotiate Prime Contract terms that are favorable to Compass and draft Prime Contract exhibits.
  • Evaluation, issuance, and management of early subcontractor commitments.

Construction

  • Be accountable for cash flow, project job cost and profitability.
  • Oversee PM (when assigned) through Buyout that strives to maximize buyout savings while managing risk.
  • Oversee PM (when assigned) on cost forecasting/projections and manage the risk conservatively.
  • Review the job cost projections on a monthly basis.
  • Review the monthly Owner pay application and major subcontractor pay applications.
  • Ensure that PCO’s are being created/submitted when appropriate for legitimate items and step in to reach resolution with Owner’s when necessary.
  • Ensure that we are keeping current with Subcontractors in regard to CO’s (IE: avoid having long lists of open CO items with multiple subcontractors)
  • Ensure that the project team understands the insurance requirements and that the team is compliant.
  • Review the Monthly Operations Reports for accuracy. Ensure it is submitted in a timely fashion.

Warranty

  • Track warranty costs for proper reimbursement by Owners or Subcontractors where appropriate.

Build it on Time

Pre-Construction

  • Review Contract schedule vs. Trade schedule and ensure adequate float.
  • Negotiate Prime Contract terms regarding how delays are assessed and who owns float.

Construction

  • Ensure that trade schedule is accurate, updated regularly, and being distributed to subcontractors weekly.
  • Ensure that legitimate delay claims are properly prepared and presented to Owner in a timely manner.
  • Hold Subcontractors and internal team members accountable to the project schedule.
  • Look for strategic opportunities to accelerate the critical path.
  • Identify and remove roadblocks which may impact the schedule.

Train Your Replacement

Pre-Construction

  • Train PM on Compass Pre-Construction process.
  • Ensure jobsite start-up checklist is utilized by project team.

Construction

  • Coach PM on how to best navigate Owner, Subcontractor, and Consultant relationships (how to effectively resolve issues/challenges)
  • Obtain and maintain training/education to stay current with industry trends and company needs. Promote training and education amongst peers and direct reports.
  • Ensure training and professional development opportunities are prioritized for all team members in addition to their day-to-day project responsibilities.
  • Provide constructive employee feedback including timely participation in reviews for your project teams.
  • Participate in recruitment of PE’s and PM’s.

Position Summary 

Provide day-to-day onsite assistance for all project engineering administration activities.

Essential Duties and Responsibilities 

  • Pre-Construction – Assist Project Manager and Superintendent in development and implementation of the following tools to be used during the course of the Project:
    • Electronic filing system.
    • Administrative tracking logs (Change Proposals, Change Orders, Submittals, RFI, Procurement, Buy-Out, Project contact list, etc.)
    • Construction Management Plan.
    • Project schedule and site logistics plan (truck routes, street use needs, hoisting requirements, etc.)
    • Qualifications and Assumptions for Prime Contract.
    • Set up of site in preparation for field activities (trailer / site office, temp services, fencing, etc.)
    • Subcontractor ‘bid packages’ for distribution (package to include draft Scope of Work and templates of various Subcontract Agreement documents)
  • Construction
    • Become familiar with all assigned project contract documents (including drawings, specifications, and Prime Contract requirements)
    • Take minutes during weekly OAC meetings, including preparation and review prior to distribution.
    • Participate in pre-construction meetings with each Subcontractor to ensure complete understanding of scope of work, schedule, and field coordination.
    • Participate in quality assurance planning and quality control monitoring during the course of construction.
    • Assist Project Manager with Project administrative functions including, but not limited to –
  • Buy-out (including preparation of subcontract / purchase order documents, scopes of work, solicitation of final bids in preparation for award, award recommendations to Owner as may be required, and delivery of final documents to subcontractors / vendors)
  • Subcontractor change request review, approval, and document execution.
  • Insurance certificate procurement and tracking (including adherence to OCIP program requirements) in coordination with Accounting team compliance tracking.
  • Requests for Information (RFI) development, review, delivery, and response distribution.
  • Architects Supplemental Instructions (ASI) posting to as-builts, distribution to subcontractors, and development/tracking of associated subcontractor pricing.
  • Submittal / Shop Drawing receipt, review, delivery, and response distribution.
  • Involved with monthly operations meeting process, including:
    • preparing and organizing all information related to document control.
  • Close-Out
    • Preparation and delivery of all Close-Out data required by the Contract documents (Warranty, O & M Manuals, As-Built drawings, permit and inspection data, etc.)
    • Assist Project Team in coordination and implementation of Construction Punch program.
    • Assist Project Team in review of building in preparation for final acceptance.
    • Assist project team with subcontractor cost review and closeout change order negotiation.

Other Duties and Responsibilities 

  • Understand and interpret design drawings, specifications and blueprints.
  • Support overall safety mission and goals of the Company.

Essential Duties and Responsibilities 

  • Pre-Construction – Assist Project Manager and Superintendent in development and implementation of the following tools to be used during the course of the Project:
    • Electronic filing system.
    • Administrative tracking logs (Change Proposals, Change Orders, Submittals, RFI, Procurement, Buy-Out, Project contact list, etc.)
    • Construction Management Plan.
    • Project schedule and site logistics plan (truck routes, street use needs, hoisting requirements, etc.)
    • Qualifications and Assumptions for Prime Contract.
    • Set up of site in preparation for field activities (trailer / site office, temp services, fencing, etc.)
    • Subcontractor ‘bid packages’ for distribution (package to include draft Scope of Work and templates of various Subcontract Agreement documents)
  • Construction
    • Become familiar with all assigned project contract documents (including drawings, specifications, and Prime Contract requirements)
    • Take minutes during weekly OAC meetings, including preparation and review prior to distribution.

    • Assist Project Manager with Project administrative functions including, but not limited to –

Essential Duties and Responsibilities 

  • Pre-Construction
    • Become familiar with all assigned project contract documents (including drawings, specifications, and Prime Contract requirements) and pro-actively analyze documents for errors, construction feasibility, value engineering opportunities, or inefficiencies.
    • Attend periodic design and coordination meetings with Owner and Consultants and comment on plan review / analysis.
    • During pre-construction, develop detailed project schedule in MS Projects and site logistics planning (truck routes, street use needs, hoisting requirements, etc.)
    • Participate in development of Clarifications and Assumptions for Prime Contract.
    • Work with assigned Project Manager to set up site in preparation for construction activities (trailer / site office, temp services, fencing, Construction Management Plan, etc.)
    • Create labor projections for entire project duration.
  • Construction
    • Work openly and collaboratively with the Project Manager to ensure clear understanding of budgets and material procurement requirement.
    • Assist Project Manager in development of subcontracts by providing input on bidders reviewing all scopes.
    • Conduct pre-construction meetings with each Subcontractor to ensure complete understanding of scope of work, schedule, and field coordination.
    • Conduct site safety orientation meetings with all internal / external employees working on Project to ensure complete understanding of Compass site safety rules and requirements.
    • Monitor, manage and update project schedule to ensure Subcontractor adherence to schedule requirements and, where possible, achieve time savings on project delivery.
    • Update project schedule at regular intervals and as may be required by Compass Management and the Prime Contract. Also, every week prepare a 3-week look ahead schedule.
    • Quality assurance planning and quality control monitoring during the course of construction
    • Monitor and manage Subcontractor work flow and quality controls.
    • Ensure all changes in scope due to RFI / ASI / CCD are implemented in field.
    • Assist Project Manager in review of Subcontractor change order requests and monthly pay applications for accuracy of requested changes to scope and completed work.
    • Draft RFIs for delivery to Owner / Consultants by Project Engineer (including review of RFI requests internally and from Subcontractors to ensure answers do not already exist in contract documents)
    • Maintain daily log of site activities, Subcontractor manpower, weather, issues, visitors, etc.
    • Monitor and manage in-house and Subcontractor site safety (including preparation of safety violation notices, coordination with 3rd party safety consultant, weekly meetings and walks, site safety programs (internal and Subcontractor), etc.)
  • Close-Out
    • Coordinate and implement Construction Punch Program (including management of Asst. Superintendent / Labor Foreman for execution of program, monitoring of punch progress, maintenance of punch work records, etc.)
    • Assist Owner and Architect in review of building in preparation for final acceptance.
    • Coordinate inventory and warehousing of all project tools and equipment, excess materials, temporary facilities (company owned)
    • Assist Project Manager in review of final subcontractor pay applications.
    • Warranty work follow-up as required.

  • Work with all site staff to build trust and create a cohesive team environment.
  • Understand, and ensure projects are run in accordance with, all Compass policies and procedures.

    • Work with Estimating team to develop preliminary, and subsequent evolutions, of Project budget.
    • Work with Pre-Construction team to develop project schedule and site logistics planning (truck routes, street use needs, hoisting requirements, etc.)
    • Participate in development of Qualifications and Assumptions for Prime Contract.
