Visitors to Seattle’s Northgate neighborhood know the mall once served as hub for the entire community. They’ll also know that the mall and its environs are at the center of a truly massive renovation effort.

Reimagining the Mall Experience

Spearheaded by owner Simon Property Group and architect GGLO, with Compass as general contractor, the massive project will reimagine the traditional mall experience with a multi-building, mixed-use, community destination where people can live, shop, and play. It’s an exciting, ambitious project with lots of unique details — exactly the kind of project we at Compass like.

Northgate by the Numbers

It’s estimated that the entire project will take up to eight years to complete. And in that time, the current mall’s 55-acre property will be with the first two mixed use buildings breaking ground in mid 2024. The finished project will account for up to 1000 new units.

One-of-a-Kind Features

One notable feature of the buildings will be their “wrap” style construction. In this design, the parking garage sits in the core of the building, up to eight stories. The apartment units then surround or “wrap” the garage. It’s a rare feature in the northwest, but there are big benefits, like increased vehicle security and improved aesthetics for the building face.

But Northgate will have an even bigger aesthetic feature. Between the first two buildings, we’re building a four-story glass skybridge. A unique feature in the multi-family market that will require careful planning to coordinate the complex structure with high end finishes.

Early Planning Makes the Difference

A project of this scope requires considerable planning. For Compass, this meant joining the team early, while GGLO was still finalizing conceptual designs. This gave the opportunity for us to provide input toward construction methods and products that could keep costs down. It’s the best insurance to keep budgets in line with proforma requirements.

We couldn’t be more excited to see Simon Northgate come to life. It’s a high visibility property, designed to be a destination for locals and visitors alike. And a great, multi-year project in which to kick off what is already a great relationship with Simon Properties.
